Hi, thanks for the information. Do you have any other suggestions? I fall in the newbie and ESL category; I have taken the test twice and fell test at 61% and second at 67%; However, I studied each time, made flash cards, used quizzlet and anything I can get my hands on. My problem is that I only got to originate 2 sub prime loans earlier in 2008 and now I work for a governmental branch in other field; Thus, I would love to keep my license as I love to gain a part time in the mortgage field. I submitted my CE FOR 2011 all I have to do is past this test by end of FEB and pay fees to be able to reinstate My Texas license. I am lacking experience in FHA, VA, and knowledge of all ins and outs of ARM and originating in general
Thanks!

Hi EMB, Sorry, but I disagree. The industry needed to raise the bar and licensing and testing is a good place to start. Yes, the banks want to make more money.

There's nothing stopping you from opening up your own bank. Go for it.

Hey Deanna,

Thanks for stopping by and sharing your story. 20 hours which is basically three, 7 hour days, or sometimes a course provider will offer the class in two, 10 hour days, is definitely not nearly enough time to learn everything you need to know to pass the test nor is it enough time to learn everything needed to know to start originating without any mentoring.

I believe the state of Utah requires a one week course. Ideally, training and education would be two weeks. One week to learn the basics and the second week to put what was learned into practice using case studies, mock loan applications, qualifying the borrower, learning about many different types of loan programs, working on practice exams, and so forth.

Since origination unfortunately still attracts sales-type personalities, typically those folks only will pay for and attend bare minimum when it comes to education.

As it is, nationwide we are now requiring the 20 hour course.

Before 2010....depending on the state and where an LO worked, no experience was required.

Since course providers only have 20 hours to "get everything done" and since LOs are ONLY FOCUSED on passing the exam, the 20 hours has really morphed into a big exam prep class.

...and that's unfortunate.

slowly, over time things will change.

when more time is devoted to really understanding the material, people will do better on their exam.

Now people are only focused on memorization-to-pass-the-test. That's not the best way to study bc very little will be retained long term.

Very interesting and validating...let me explain. I have no mortgage banking experience what so ever. I am one of those "baby LO's" you referred to. I'm towards the end of taking the 20 hr. SAFE and my head is spinning. The terms, the laws, the memorization...it's not been an enjoyable experience. Interesting, but not enjoyable. I know I will not be ready to take the state or national exam, which is why I won't. I have a BA in Psychology and luckily do very well on mulitiple choice exams, but the anxiety of taking an exam after being out of school for 25 years is overwhelming. I have a mentor broker who is helping and supporting me along. That is a plus. I have asked numerous times, however, why the heck I'm doing this? I guess I'm a glutton for punishment!! Seriously, thanks for writing your article. It was very validating. I don't feel like such a dummy, now.

Hi Linda,

How did your score sheet break down where you scored strong and where you scored weak? That will give you an indication of where you need to be studying.

CSBS and ARMR are the two groups that are in charge of overseeing the Nationwide Mortgage Licensing System. Here is more info on that:

I took the national LO exam today and I did not pass. My score was a 72%-Graded from 90 questions. It really disappointed me considering I studied a lot and had to put aside my personal time with my family. It makes me wonder if I would of passed if the 10 questions that were taken out of the 100 questions were correct answers. I really felt that I was ready for the test, but the questions on the test were really hard. I have been working in the mortgage industry for almost 13 yrs. I had quite a few questions about the Conference of State Bank Supervisors/American Association of Residential Mortgage Regulators, which was not in my study guide through Financial Strategies. I hope I pass the next test, I will try again in 30 days.
