Alternative/Private Money Loans, VA, and USDA Rural Loans 

In this course we will review mortgage loan products defined by law as “non-traditional.  The SAFE Act defines “nontraditional lending” as anything other than a 30 year or 15 year fixed rate loan.

VA: We will learn the basics of VA lending including maximum loan amount calculations, ratios, basic VA underwriting guidelines.

USDA Rural loans: We will discuss property and income eligibility, income limits, and loan program basics.

Private/Hard Money Lending: We will learn the differences between private and hard money lending, downpayment or equity requirements, rates, required documentation, loan types and loan terms.

Through the use of case studies, we will learn how alternative sources of mortgage financing can help homeowners in today’s challenging lending environment.
